Getting a home inspection after getting an offer accepted is very beneficial. We recommend to all of our clients when writing an offer to choose the professional home inspection addendum. This addendum is not commonly used, but if it is, it can allow up to 10 additional days on top of the normal 10 day inspection period. First of all it gives you 10 business days to get an inspection done, then an additional 10 days to negotiate any repairs, or back out of the sale if you find there is something majorly wrong. If you use this addendum,you are in no way bound to get an inspection done, however, it gives you the option of doing so.
The home inspection itself can be a great learning experience for the home buyer. A typical inspection lasts about 3 hours and costs between $350 and $400. During this time a seasoned home inspector will walk you through the home as they inspect it. They will point out any problems and talk with you about proper maintenance of heating systems, windows, etc. You will get a very detailed report indicating any problems in all of the different areas of the home such as the roof, attic, crawlspace etc. You will also get a good idea of what is ahead; such as when maintenance should be done or hot water heaters may need to be replaced. They can even get as detailed as finding a tiny crack in a toilet bowl! I’ve seen it; the inspectors I work with do a great job.
