How to Save Thousands of Dollars When Buying a Home

In the best kept secrets series # 1 , “ My Agent Doesn’t Cost Me a Dime” we discussed the benefits of a having representation with a buyers agent, and how that does not cost you anything. In fact, it may help save you thousands of dollars in the purchase of a home.
Besides showing you homes, helping with your online search, when it comes to writing up your offer and negotiating on your behalf, this is where thousands of dollars may be saved. Here’s how:
- Price – negotiation for price is more than just throwing out a lowball offer. Those can get rejected outright. As your buyer’s agent team we will use some strategies such as using comparable sales of similar properties, researching the current property – days on market, history, title reports, county records of actual square footage, and other research to develop an offering price. Communications with the listing agent can also be revealing, especially if the agent says that “there is flexibility” on the pricing, etc.
- Repairs: Once the price is determined, and the offer/ counter offers accepted, the inspection needs to be done. The repair negotiations can result in additional savings to you as a buyer and negotiations are involved after the inspection is done. A certain strategy to double the inspection period is used by us as buyers agents to extend the negotiation period if necessary. On an actual purchase where this happened and the repair negotiations extended over time with addendums going up all the way to “L” (from A-L), we used this strategy effectively.
