Why is it important to own the American Home Shield (AHS) Home Warranty?
for Buyers and Sellers?
by Bill Hurlbutt
In today’s marketplace potential buyers are more concerned today than ever. They have more choices and they want to be sure they are making the best decision about their new home. My wife and I recently purchased a home. It was an older home and we were concerned about the condition. When the selling agent sent the Seller’s Disclosure statement I noticed I was looking through trying to find out what might be wrong with the home. To my surprise, the selling agent had paper-clipped an AHS Home Warranty to the back of the Disclosure Statement. I immediately began to relax knowing the major systems and built-in appliances would be covered for the first year we owned the home. Furthermore, I knew I could renew the warranty after the first year coverage ended.
Two excellent tools a home seller has today to build confidence in a potential buyer’s mind are their Disclosure Statement and an AHS Home Warranty. The Disclosure Statement communicates what the seller knows about the current condition of the home. The AHS Home Warranty provides coverage on the major operating systems and key appliances for one year after the home closes. With these two tools, the seller has gone a long way in relieving concerns in a potential buyer’s mind by saying, “Here is the condition of my home and if something fails or needs to be replaced in the first year I am providing an AHS home warranty to protect you.”
Besides building confidence for potential buyers, an AHS Home Warranty can provide additional benefits to the home seller. While their home is on the market, their covered systems and appliances are protected if something fails. Additionally, homes with warranties sell up to 15% faster and sell for a price 2.2% higher.*
Benefits aren’t just for the seller. For a home buyer, the benefit of purchasing a home covered by an AHS Home Warranty is that it provides protection for them after the close of sale. When a covered system or appliance breaks down due to normal wear and tear, they won’t have to deal with handling the repair and or replacement nor will they have to contact their real estate agent or track down the previous owner. All they have to do is make one call to AHS for hassle-free service.
There’s no doubt that the real estate industry is changing. In order to be successful, you must understand the value of all tools available and use them to your advantage.
