Listing agents are required to represent the best interests of the seller. A buyer's agent works with you to represent your best interests and usually requires a buyer's broker agreement to be able to represent you exclusively and be guaranteed compensation for their hard work. Compensation is most often not paid by you, the buyer, but by the seller's MLS listing agreement.

Solid evidence for the offer strategy includes detailed comps on recent sales. Negotiations continue with the inspection and repair addendum, to make sure that repairs are done and re-inspected as a part of the negotiation strategy.
